- Valid only during city-approved festival events, plus 10 days before and 9 days after.
- Maximum 29 rental days per year.
- Fewer application requirements than standard short-term rentals.
Short-term rentals can also be rented for 29 days or fewer, but require a short-term rental license. Ads must list the property’s occupancy limit and city-issued Rental Housing License (RHL) number.

A property qualifies if it:
- Is located within the City of Boulder
- Can hold a long-term rental license (dual licensing allowed under a new ordinance effective May 2026)
- Meets health, safety, and occupancy standards
- Complies with any HOA, condo, or lease rules
The new ordinance also removes licensing barriers for executive/corporate rentals, activates vacant ADUs with long-term licenses, and creates pathways for affordable housing units where agreements allow. Final eligibility is determined by the city’s licensing process.
