The industry is rapidly adjusting right now to meet the needs of real estate from a safe, social distancing perspective. While WK Real Estate is following all of the CDC and NAR best practice recommendations, we’re also keeping the safety of our clients, agents and staff in mind with each decision we make.
Here are just a few things we’re seeing in the market as of today (please note everything is changing on a daily basis – for the most updated information, talk directly to your agent):
Properties ARE still being listed
-
People are still putting their properties on the market on a daily basis. We’ve seen some people deciding to hold off, but a majority of our clients are moving forward with their original plans to sell.
-
If you’re selling your house – additional safety procedures and recommendations are in place for when a buyer sees your property. These include leaving your doors open and lights on so prospective buyers don’t need to touch doorknobs and light switches. Your agent can review a full list with you.
-
With so many people home on their computers right now, it’s as important as ever to market homes digitally. We have the latest technology and a great online marketing platform to market our listings, and WK Real Estate has been running Adwerx banner ads and Facebook ads for every listing for several months now to make sure your home is receiving maximum online exposure.
Buyers are still seeing properties - just differently
-
As a company, we have decided to suspend Open Houses for the immediate future to protect our sellers and buyers.
-
However, buyers can still tour a home in person, just with extra safety precautions. For example, washing hands prior to viewing the property, maintaining social distancing within the house and touching surfaces as little as possible. Many of our agents are utilizing latex gloves while showing property as an additional precaution. (Your agent can review a full list with you in detail).
-
For those in quarantine or who prefer NOT to see houses in person, your agent can use a video conference call such as FaceTime to show you the home and more agents are offering virtual open house tours.
Market Conditions
-
As of right now, our housing market is still strong.
-
Today’s market conditions are far different from 2008 when housing was a key factor in triggering a recession. Every expert source indicates this is a momentary event in time, not a collapse of the financial industry and real estate market.
-
And remember Boulder and Longmont were recently rated as the #1 most stable housing market in our country – even with the upheaval we are currently seeing to society, we’re still traditionally a very strong real estate market.
