Turning Towards New Construction Homes

Despite a world-wide pandemic, the Front Range real estate market continues to be very competitive, and inventory is at record lows. Homebuyers are turning to new construction to find their dream home, even if that means waiting months to move.

Home builders have seen a drastic uptick in business in the past 6 months, especially in up-and-coming areas. And they have no plans to slow down any time soon.

What many don't realize is that your real estate agent is still very important if you do choose to venture down the new build path. Your agent is your advocate - they will always have YOUR best interest in mind. Experience is also key - there are many decisions, deadlines and negotation points throughout a new build transactions, and your agent can help you navigate each step in a timely and professional manner. Here are just a few of the ways that your real estate agent assists you during the new build process.

Finding the perfect home builder

They have a wealth of experience with the local real estate market and can put this knowledge to use to help you find the perfect home builder that they trust to carry out your vision. You benefit from your agent's network of other agents, vendors, lenders and other industry professionals. If there is a builder in your area that isn’t reputable, chances are the agent will know about it. On the flip side, they are likely to have heard about the builders that go above and beyond for their customers. It can also be difficult to find reliable information online as to all the new home communties within an area, and your agent will be familar with what's currently being built, timelines for move in dates and more.

Choosing the best lot in the best neighborhood

The best value in real estate is not always clear without extensive experience to guide you. While you can just go with your gut, working with an agent can help ensure you make choices about your purchase that will best serve your needs and current lifestyle.

Behind the scenes help

Choosing finishes and adding in personal touches while packing up your current home will keep you plenty busy. Your real estate agent will take on all the other necessary steps like managing negotiations, dealing with contract contingencies, walk you through the cost of upgrades, explain the details of the builder's contract, and more.

They are on your side

Whether you're meeting with your real estate agent for the first time or they've been helping you find the perfect home for months, your real estate agent will always have your best interest at mind. Whether it's walking you through an inspection or appraisial, or choosing which upgrades provide the best return for your investment, they will negotiate on your behalf.

Choosing a real estate agent to assist you throughout the process of building a new home takes most of the pressure off of our shoulders and allows you to focus on other important details.
