There are many things I like about my community, but as a realtor, I am particularly proud of Boulder for its commitment to affordable housing. As individuals assess communities, the typical features that are under consideration are the quality of the schools, the care and quality of the open space and parks, employment opportunities and perhaps road and highway infrastructure.
But the question might be asked, when have you heard mention that Boulder’s affordable housing program is an asset to the community? Hmmm, me either.
So let me take a shot at illustrating the benefits of Boulder’s affordable housing program and see if I can’t get you clapping for their resourcefulness. The City of Boulder, like other local governments, has a goal of fiscal responsibility and yet the reality of scarce resources. Through the creation of the City of Boulder affordable housing programs, there is a commitment to making home ownership available through several different program scenarios. Through three separate home ownership programs low and middle income persons are able to qualify with specified income caps and program guidelines. The homes are sold at below market value prices to eligible buyers and the homes remain permanently affordable. In addition there is a Down Payment Grant assistance program as well as a program to allow a buyer to take a second loan to pay some of their down payment.
Economist point out that several positive things occur when homes are built or rehabbed in a local community. New funds flow from the creation of jobs resulting from construction building, retail, healthcare and local government. There is a ripple effect as the new homeowners take up residency. In addition, the City of Boulder benefits from addition revenues in the form of fees for permitting, zoning, and utilities. As well as, sales and income and property taxes too.
Making homes in my community available to a variety of people through the City of Boulder affordable housing programs, makes me Boulder proud.
