Twenty years ago, buyers wanted to know if a home had cable. Ten years ago, they asked whether the internet could support streaming and remote work. Today's buyers are beginning to focus on something different: a home's electrical infrastructure.
Here are five questions we expect to hear more often in the years ahead.
1 | Is the home EV-ready?
Many buyers, whether they own an electric vehicle today or not, want to know if the garage already has a 240-volt circuit, a Level 2 charger, or the electrical capacity to add one without a costly upgrade.
A buyer may also want to know:
- Is there already a 240 volt circuit in the garage?
- Is there a dedicated circuit available for a charger?
- Is the electrical panel close enough to the garage for a practical installation?
- Does the existing electrical service have enough capacity?
- Would adding a charger require an electrical panel or service upgrade?
2 | Is there enough electrical capacity?
EV chargers, heat pumps, induction ranges, and battery storage all depend on available electrical service. Homes with 200-amp service will have a clear advantage over those that require an expensive panel upgrade.
That question will likely evolve into, “What can this home's electrical system support today, and how easily can it be expanded tomorrow?”
3 | Can the home support a heat pump?
Buyers are increasingly asking whether a home has the electrical capacity, ductwork, and outdoor space needed for a future installation as energy-efficient heating and cooling becomes more common.
Buyers considering a future installation may want to know about:
- Available electrical capacity
- Existing heating and cooling equipment
- Ductwork and distribution
- Outdoor space for equipment
- The age and condition of the current HVAC system
- Whether additional electrical work would be necessary
4 | Is the roof solar-ready?
Even buyers without immediate plans for solar often consider a roof's age, orientation, shading, and remaining lifespan, along with whether the home's electrical system can accommodate future solar panels or battery storage.
For existing homes, buyers may want to consider:
- How old is the roof?
- How much usable roof area is available?
- Is the roof orientation favorable?
- Are there significant trees or other sources of shade?
- Is the roof structurally appropriate for the proposed system?
- Does the electrical panel have room for additional equipment?
- Could the home eventually accommodate battery storage?
5 | Is the home ready for smart technology?
Smart thermostats. Security systems. Doorbells. Lighting. Appliances. Cameras. Energy monitors. Automated blinds.
The list of connected home technology continues to grow.
A buyer may not care whether a particular smart thermostat is installed in 2026 if that device is obsolete by 2030. They may care much more that the home has the electrical and connectivity infrastructure to accommodate whatever comes next.
What This Means for Sellers
For sellers, this doesn't mean rushing out to install solar panels, replace an HVAC system or upgrade an electrical panel simply because technology is changing.
The better approach is to understand what the home already has.
Before listing, it may be worthwhile to gather documentation for:
- Electrical panel upgrades
- EV charger installation
- Solar installations
- HVAC replacements
- Electrical service upgrades
- Generator or battery storage systems
- Major electrical permits
If improvements have already been made, make sure buyers know about them.
And if the home has older infrastructure, understanding its limitations ahead of time can help sellers and their real estate professionals anticipate questions and address them proactively.
Boulder County requires permits for many residential alterations and installations, including solar collectors and certain electrical or mechanical work, so documentation can be especially helpful when explaining improvements to a prospective buyer.
The Home of the Future Is Being Built Today
The evolution of the home has always followed the evolution of how we live.
Cable gave way to high speed internet. Home offices became commonplace. Smart technology moved from novelty to expectation.
Now, our homes are becoming increasingly electric.
The next generation of buyers may not simply ask whether a home has the newest appliances. They may ask whether the home is ready for the next appliance, the next vehicle, the next energy system and the next technology we haven't even thought of yet.
And that could make something as unglamorous as an electrical panel a surprisingly important part of a home's long term value.
Because sometimes future proofing a home isn't about what you can see. It's about what the home is prepared to handle next.
