
As the local market softens, you might expect average days on market (DOM)—the time it takes a house to sell—to get noticeably longer. A close look at the data reveals a surprise. In Boulder County, average DOM has barely changed in four years. Since 2016, peaks and valleys have shifted in a predictable way based on time of year, and within each season, average DOM has stayed within a tight range.
The data also reveals an interesting anecdote: despite an active local market, we haven’t cracked the sub-50-day average for DOM. It will be interesting to see if DOM eventually moves back to the longer cycle times of the last decade, or if the time required for title review, closing, and due diligence can eventually drop below the 50-day mark.
