Your house may be perfect on the inside, but if curb appeal is lacking, you’ll miss some buyers. In fact, of all the improvements you can make when putting your home on the market, exterior updates have the largest return on investment and play the largest role in attracting potential buyers.
That’s the conclusion of the annual Cost vs. ValueReport© from Remodeling magazine and REALTOR® Magazine. This year’s survey consolidated feedback from a large sample of more than 3,900 appraisers, sales agents and brokers across the country. These professionals were asked to quantify in real terms the activities that affect salability of a home. The resulting lists of top-ten mid range and upscale projects rank the cost of an improvement against the projected increase in sale price. This year’s rankings were dominated by exterior improvements such as entry doors, wood deck additions, garage doors, windows, siding and roofs. In case after case, these types of improvements yielded the best return on investment, allowing homeowners to recover up to 85% of project cost while helping attract interested buyers.
