A cozy fire, nice views, and proximity to the slopes are always important in a mountain property, but buyers
looking to invest in a winter vacation home have other considerations as well. Can the home be rented, and if so, how much will it earn? Vacasa did the math for 2019-2020, ranking vacation rental markets across the U.S. based on their aggregate cap rate—the ratio of a property’s net operating income over its cost. The study calculated gross rental income for each market, then subtracted each market’s average operating costs, such as average management fees and property tax rates. Those figures were then divided by the historical costs of buying a vacation rental to determine cap rates for each market.
Here are the top 5 markets in the U.S. according to the report:

Each location, and especially Breckenridge and Dillon, meet key criteria for investors. They’re a short drive from major metropolitan areas, providing a healthy stream of renters. They provide abundant opportunities for winter recreation. And when the snow melts, there’s hiking, mountain biking, fly fishing, golf, festivals, and many other attractions to lure renters.
