Boulder Neighborhood Guide: Newlands

It is widely recognized that Boulder is a great place to live but the neighborhoods in Boulder are a bit hard to characterize. Boulder was developed over time in a piece-meal fashion. The result is that many of the neighborhoods are only a few hundred homes in size. It is common to have two adjacent neighborhoods developed at different times and have completely different characters and price ranges.

 

While this report is not comprehensive, it will give the reader valuable information from which to start understanding the real estate market in Boulder. Below is the official City of Boulder sub-community map that shows Boulder split into nine different segments.

 

 

Newlands

 


Newlands is a very classic Boulder neighborhood. Wedged in between Mapleton and Wonderland Hills, the Newlands neighborhood is a beautiful one that officially includes North Boulder park and its baseball diamonds, playground and sheltered picnic areas. It has been transformed from an area filled with small bungalows to one with large, new homes on small lots over the last 20 years. Of course, it also doesn’t hurt that Newlands has a great location; backing up to the foothills it offers homeowners Mount Sanitas as a backdrop.

Sales Mix: 80.8% single family; 19.2% attached dwellings (2017 – 85.0%, 14.9%)

Nearby Shopping: North Boulder Shopping Center with a pint-sized Whole Foods, wine store and several restaurants is a short walk. Downtown Boulder and Pearl Street Mall are also a short bike ride or slightly longer walk, but very accessible.

 

Open Space, parks: North Boulder Park, Mount Sanitas hiking area, North Boulder Recreation Center, several access points to local trails
